The buying process is not always straightforward and clear cut. Your dream home may be the first house you walk into, or it may be the 40th! But, this is the process and we recognize it's different for everyone. Our team strongly believes in a ZERO pressure sales environment. Our ultimate goal is to ensure you are 100% happy & confident with your decision. We treat our clients just like one of our own like we would our family or friends. The only catch is, service like this comes with brutal honesty, strong advice, and negotiations as if the money was our own. We have used this formula time and time again to successfully navigate the process for our clients. With several years of experience buying and selling homes in Winnipeg, we’ve encountered it ALL. Whether you are a first-time buyer, a family that has outgrown their current home, downsizing or looking to invest.. we are here to help!

Simplified Four-Step Approach to Buying a Home in Winnipeg:

STEP 1

• Get in touch & Initial Information. Whether you prefer to call, email, or go for a coffee PLEASE reach out anytime. OR simply fill out the property search form (Click Here). Fill in as many details as possible in the comments section in order to ensure we are on the right track. Getting the journey started can be as easy as that.
• Assessing your needs. This is one of the most critical steps to ensure we are on the same page. We listen and make sure we know exactly what you are looking for, so we can find you the perfect place to call home.

STEP 2

• Starting the Search. We will set you up on a customized MLS search system that scours active market listings, for-sale-by-owners, as well as our own exclusive listings in Winnipeg. You will receive immediate email notifications about any new and current listings that meet your specified criteria (price range, size, location, etc.).
• You select the houses that you wish to see. There is no limit to how many you can see. Your dream home might be the first or 40th house we see. Don't feel bad, this is the process and we enjoy house hunting with you.
• Let us make ALL of the arrangements. Keep in mind, we are here for YOU. This will likely be the largest purchase of your life, so let us take as much weight off your shoulders as possible by organizing the process. You simply need to look at the houses and decide which one is YOUR house.

STEP 3: WE FOUND YOU THE HOME! NOW IT IS TIME TO MAKE AN OFFER!

• Time to negotiate! This may be a new process to you, but we have negotiated literally hundreds of different deals. We experts, and will negotiate the best possible deal (price, conditions, possession, etc.).
• Working through conditions. We want to make sure you are comfortable with your purchase. Want a home inspection? We can recommend someone (unless of course, you have someone you would prefer). Need advice on electrical? We will put you in touch with our electrician. Our job is to make sure you are completely comfortable with your purchase, and we do believe that knowledge is power! Just ask us, we can always get you the answers!
• Deal becomes firm! You've worked through your conditions, are comfortable with the purchase, it's time to start packing!

STEP 4: POSSESSION

• Meeting with your lawyer. The week prior to possession you will meet with your lawyer to sign the final paperwork, and pick up the keys for your new home!
• Possession Walkthrough. On the day of possession, we make arrangements to take the initial walkthrough of your house together. It is important to make sure all mechanical, electrical, plumbing & appliances are in good working order AND the house is in the same condition when the offer was made.
• Post Possession Care. You can't get rid of me that easy lol! In all seriousness, the job doesn't stop once you are in the home. If you ever have any questions about home maintenance, need trade contact information, or anything at all PLEASE no my service continues! Now enjoy your home!
